This email pertains to an applica?on iden?fied in the Subject Line above (the “Request”). My wife
and I live at 421 West Main Street, two doors west of the subject property. Please send this email to
the en?re Plan Commission and the en?re Board of Zoning Appeals.
The Ardalan property as planned is stunning. We will welcome its addi?on to the neighborhood.
We do have four concerns with the present plans. In order of priority, they include:
1. Any restaurant in the new building should operate in the east part of the building. This will help
th
protect restaurant patrons from the busyness and inherent dangers of the 4 Street and Main
roundabout. It will also help the roundabout to do what it was designed to do – maintain a
steady flow of traffic.
2. Similarly, we are concerned that any alley built behind the new property could too easily
th
become a throughfare that would stress the func?oning of the same 4 Street roundabout and
endanger those using it.

3. Rainwater drainage can be an issue for the land on both sides of 4 Street and south of Main
Street. Given the planned “90% footprint” of the new building, care should be taken to ensure
adequate drainage.
4. The 65 feet height of the proposed building (and structures on the roof) aesthe?cally seems
too tall and inconsistent with the general look of Carmel’s Arts and Design district. Hopefully, a
way to shorten the building ten to fi?een feet can be found.
Finally, are plans available for the future use of the lots directly south of the subject property? That
land’s future use should be considered as the city deals with this Request.
