Subject:Stout Farm Project
My wife and I are the owners of a home immediately south of the Stout Farm property. We do not support and are
opposed to the proposed Stout Farm Project, scheduled to be discussed at the Planning Commission Mee?ng on
December 17, 2024.
As a general ma?er, the proposed development of the homes and public area are not consistent with several of the basic
principals of the Carmel 2022 Comprehensive Plan as described below:
1.1.8. As Carmel con?nues to infill and develop, new development should
strive to incorporate natural areas, as well as create unique public
space and private common areas throughout a development.
The proposed Stout Farm Plan, clearly is inconsistent with this requirement in all respects.
In addi?on, the proposed development plan fails to meet the requirements of Sec?on 1.3 To Foster a City of
Neighborhoods. Specifically Sec?on 1.3.7 provides:
1.3.7 Protect single family neighborhoods from dissimilar uses with respect
to scale of buildings, ligh?ng and other incompa?ble impacts.
The proposed project is clearly not compa?ble with any of homes or the public area of the Village of West Clay. Nor, is
the proposed development compa?ble with any of the residen?al development on the west side of Town Rd across from
the Stout Farm property.
As a resident of the Village West Clay, we support the resolu?on of our Board of Director’s and based upon the concerns,
we have outlined above, we ask the Commission to reject the new Stout Farm proposal.
Unfortunately, because of health reason, I will not be able too a?end the mee?ng with the Carmel Planning Commission
and trust that you will share this email with the members.
