331 W. Main St was my home for 10 years un?l I sold to the CRC in January 2024. I loved my home and thoroughly
enjoyed all the wonderful and vibrant addi?ons made to the neighborhood during my tenure. Folks frequently stopped
and shared how they loved the house, enjoyed its quaint familiarity (it has stood there for over 130 years!) and what a
great loca?on I had. Things change, but my hope is that people will always have that kind of posi?ve recep?on to
Carmel’s unique and wonderful Main Street, USA. I s?ll live within walking distance.
It was extremely difficult naviga?ng the increasing traffic conges?on in and around my house. I suggested a traffic study a
couple of years ago at a Council mee?ng. With the mul?tude of addi?onal commercial and residen?al projects in and
around downtown the current infrastructures/pa?erns are at the breaking point. Was a study of these issues done
and/or is there one scheduled.
Parking space allotment for the project should adhere to code.
What considera?ons are being made regarding HVAC/trash placements and noise levels as well as ligh?ng levels
including sun blockage and car headlights.
The pe??oned variances requested are quite excessive re height and buffers. A more appropriate crea?ve design could
be achieved within current code and s?ll allow for a beau?ful project. A single residen?al unit seems to be the reason for
a 20’ variance request, well beyond the height maximum.
Complimentary building materials and a detailed facade design should be aesthe?cally cohesive with the A&D District.
Is there a detailed landscape design plot plan included in the proposal in order to make informed decisions regarding the
buffer/greenspace variances requested.
This project is on a very important and strategic parcel and will set a tone for our City’s ‘Main’ thoroughfare. As such it
should be carefully scru?nized by the Planning Commission prior to going before Council for final approval and closely
monitored therea?er to ensure con?nued compliance.
I also wholeheartedly agree with Kelly Baske?’s le?er included in the Docket referenced.
