We have lived for 31 years on 1st St. S.W., next to the Monon Depot, 1 block from the proposed Ardalan Plaza. We have had building on all 4 sides of adjacent proper?es in the last 8 years. All four projects have been successfully implemented for all par?es involved. Each ?me, those heading up the projects were very cognizant that they were building next to a home. They were very careful to not only consider their desires, but worked very hard to guard our standard of living. I want to encourage the same respect be given for the Ardalan Plaza Project being proposed in a transi?onal block. If I understand correctly, Zoning Commitments are designed to offer protec?on to adjacent proper?es, offering assurance that the homeowners’ needs will be considered in the planning. Removal of those commitments can cause the scale to ?p heavily out of balance, and the homeowners’ lives could be severely affected. The proposed Ardalan Project is absolutely beau?ful and will be a wonderful addi?on to the entrance of the city. What I ques?on is the need to “vacate the Zoning Commitments en?rely?“ The reason given in the No?ce of the Public le?er was “to permit the development of the Ardalan Plaza mixed use building.” What are the developers unable to do because of the Zoning Commitments remain in place? Could not the Commitments be slightly amended, but le? in place? Seems as if that would be a win for all par?es. Sincerely, Jane Fleck 1
