Docket No. 07020003 DP/ADLS: Carmel Orthodontics The applicant seeks to construct a 2-story medical office building on 2.59 acres. The site is located on the southwest corner of Carmel Drive and Guilford Road, and is zoned M-3/Manufacturing. Filed by Ashton Fritz of Schneider Engineering for Carmel Orthodontics. The applicant seeks approval for a 2 story medical office building on 2.59 acres. Please see the packet for full details. As proposed, the use, site, and layout meet the requirements of the zoning ordinance. Staffhas no outstanding issues with this proposal. Some issues brought up at the April 17 Plan Commission meeting was traffic and traffic flow with the temporary road construction at 1 16th Street, up lighting of the building (ensure there is no spillage into the sky), and using best tree preservation practices for the existing trees along the southern edge of the site. The large address numbers will most likely require variance approval from Sign Ordinance Sign Chart C: Address Number Height from the Board of Zoning Appeals. Also, the total number of signs on site may require variance approval. The applicant should bring an update on engineering and urban forestry approvals to the Committee Meeting. The City Forester, Scott Brewer, has preliminarily approved the landscape plan. The following issue is still pending: 1.) The Engineering Dept is still waiting for a response to their comment letter. The Department recommends this Committee continue this item and keep this item in Committee to be heard that the June 5 Committee meeting. (The Engineering Dept also requests this item stays in Committee.)
