REGULATIONS:
. REFER TO g25.08 of THE CARMEL ZONING ORDINANCE FOR THE FOllOWING REGULATIONS: I
. PERMIITED ZONING DISTRlcrS: May be penn1tted in all zoning disl:I'icts as a temporary use ONLY, provided the
use would NOT detrimentally affect the health, welfare, safety, or morals of the lldghborhood under ccmstrUction. ,
. DURATION OF TEMPORARY USE: May not <XCeed eighteen (18) months. Provided the applicant oubmiu; in
writing to the Depamnent of CommuDity Services prior to the expiration of permit, the use may be exrendea by
increments of up to clghteen (18) months. The temporary constrUction facility must be removed within thirty I (30)
upon the Issuance of a Certificate of Occupancy for the project &Ild the temporary use permit sh.all expire at the end of
that thirty (30) days. !

A few comments on the site plan:
1. The parking lot should be no closer to 14151 Street than the front building line of the temporary
facility.
2. There should be roughly five or six parking spaces available in addition to however many
employee parking spaces will be utilized.
3. The site plan or the structure plan for the trailer should illustrate the handicap ramps and
stairways.
4. The site plan should show landscaping, sign locations, lighting (if applicable) and walkways.
5. In addition to the site plan, there should also be a structure plan since the facility will be open to
the public.

Also, I don't remember which application I sent you, but I've also attached our temporary sales facility
application, which is the same as the model home application (we've recently altered it slightly so you
,
may want to make sure you use the right application).
Just a reminder that both the model home application and the temporary sales facility application must b~
submitted concurrently but neither can be submitted until the building permit (ILP) application has bee:n
submitted for the model homes. In addition the temporary sales facility permit will expire after four (4)
months or upon issuance of the Certificate of Occupancy for the first model home, whichever comes first!
