(OVER) ONE CIVIC SQUARE Page 1 Rev. 08/28/2002 Department of Community Services CARMEL, INDIANA 46032 317/571.2417 Carmel/Clay Temporary Use Application - Model Homes & Temporary Sales Offices This checklist is to be followed in filing an application for a Temporary Use for a Model Home with or without a Temporary Sales Office. The Department will review each 'item to ensure it is complete. The application will not be considered filed with the Department until all items are complete: 1. V Address. Provide the permanent lot address for the property. If you do not have this information please contact Operations -Supervisor William Akers of the Department of Communications. Plot Plan. Provide a plot plan showing the following: a. ~ Adequate access and off-street parking facilities. b. \;/Photometric plan showing light in,tensity at the lot lines. If this Temporary Use application is b!eing made concurrently with the Improvement Location Permit (ILP) application, the Temporary Use Permit shall not be conSidered ~alld until a Temporary.Certificate of Occupancy has been issued. Neither a Model Home nor a Temporary Sales Office use shalIJ be established in the structure until both a Temporary Certificate of Occupancy and a Temporary Use Permit have ~een issued. The final submittal package will be maintained by the Division of Building & Code Enforcement (except Sign Permits), which will track the Model Home use. , Upon passing final inspection on the single-family residence, a Temporary C/O will be issued for up to eighteen (18) months. A Temporary C/O will be issued only if the final inspection complies with the regulations of the bUilding codes and zoning ordinances of Ihe City of Carmel & Clay Township. The final Certificate of Occupancy (C/O) will not be issued until after the Temporary Use has been terminated and the home has passed a final inspection following termination. A Remodel Permit will be required for any home that has received a final Certificate of Occupancy prior to a Temporary Use application for a Model Home/Temporary Sales Office being approved. ONE CIVICSQUARE Page 2 Rev. 08/28/2002 Department of Community Services CARMEL, INDIANA 46032 317/571-2417 Carmel/Clay Temporary Use Application - Model Homes & Temporary Sales Offices 25.16 Model Homes. 25.16.1 Model Homes, which may include Temporary Sales Offices, may be permitted in all residential districts but only as a Temporary Use, subject to approval by the Director based on a finding that the Temporary Use will not detrimentally a'ffeet the health, welfare, safety, or morals of the neighborhood under construction for such Temporary Use. 1 I 25.16.2 The duration of a Model Home permit shall be fixed by the Director, for a term not to exceed eighteen (18) mo~ths. However, upon request, the Director may extend such a permit for increments of six (6) months, so long as the Temporary Use in the aggregate does not continue for more than thirty-six (36) months. 25.16.3 The Director shall ensure, before issuing a Model Home permit, that A a~equate access and off-street parking facilities will be provided, B. that public address systems will not be used, C. that flood lights and other lighting on the subject premises will be directed only upon those premises, and D. that a Certificate of Occupancy will be issued before the Temporary Use commences, 25.16.4 A Temporary Use authorized under Section 25.16 is also subject to all other regulations of the applicable district. 25.7.03-7 Model Home & Temporary Sales Office Identification Sians.
