permit for my property located at 731 E Main St,Carmel,IN 46032 to be used as a short-term
rental.As a resident and property owner,I aim to offer a high-quality,professionally managed

travelers and tourists.

Statement of Support
The requested variance supports the city’s goals of fostering economic growth,accommodating
visitors,and aiding residents in need,all while preserving neighborhood character.Currently,the
zoning regulations prohibit short-term rentals,which restricts the ability to offer high-quality
accommodations to travelers and individuals temporarily displaced due to home repairs,
renovations,or emergencies.
This property will be managed responsibly to ensure it integrates seamlessly into the
neighborhood.I will implement strict guest policies,maintain the property to high standards,and
comply with all health,safety,and operational guidelines.Allowing this variance will enhance
Carmel's appeal to visitors,provide a vital resource for community members in transitional
housing situations,and support the local economy without compromising community standards.
I am requesting a variance to permit the property at 731 E Main St,Carmel,IN 46032,to
operate as a short-term rental in compliance with Carmel’s zoning regulations.This request
seeks authorization to accommodate guests for stays of less than 30 days,as specified in the
city’s short-term rental guidelines.My goal is to operate year-round,adjusting to demand by
offering the entire dwelling or individual rooms as needed.

1.The approval of this Special Exception will not negatively affect surrounding property values because:The property will
be professionally managed and maintained to the highest standards,ensuring its appearance and
functionality are in line with the neighborhood's character.Short-term rental guests will be carefully
screened,and strict rules will be enforced to minimize disruptions.Additionally,similar properties operating
as short-term rentals in comparable neighborhoods have demonstrated no adverse effect on property
values.In fact,such properties can contribute to neighborhood improvements and economic growth.
2.This Special Exception will be compatible with existing land uses in the neighborhood because:The property will remain
a single-family residential home,consistent with the surrounding land uses.The short-term rental operation
will primarily serve small groups,such as families and business travelers,who seek a quiet and comfortable
place to stay.Measures will be taken to ensure that guest activities align with the expectations of a peaceful
residential community.
3.Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception because:The
property includes sufficient parking to accommodate guests without burdening street parking.Guest turnover is limited,and
the frequency of vehicular traffic will remain comparable to that of traditional long-term residents.Furthermore,strict
guidelines regarding guest behavior will prevent any disruptions to pedestrian traffic or neighborhood safety.

find that those criteria prevent the granting of the Special Exception.
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Special Exception Docket No.PZ-2022-00018 SE is
granted,subject to any conditions stated in the minutes of this Board,which are incorporated herein by reference and made a part
hereof.
