cutting horizontally.

Backfill using existing soil.
Water thoroughly to
eliminate air pockets.
Add 1-2 inches of
hardwood mulch.
Keep mulch 3 inches

labels.
Prune only dead or
broken branches or

Planning Staff is requesting that landscape approval be a condition of
approval for the sign variance request. At the Jan. 27 BZA HO meeting, the
Petitioner requested to have their item heard by the full BZA on Feb. 24, so
the Hearing Officer variance item has been transferred to that agenda. Any
supplemental info should be emailed to Bric Butler bbutler@carmel.in.gov
before Noon, Friday Feb. 14, so he can mail it out with the agendas. Thank

At the last public hearing, the BZA hearing officer requested to know what
the cost of Seven (2.5 inch caliper) red oak trees would be. Please come
prepared to the next regular BZA meeting with those numbers, and if you
have any landscaping quotes, now, please upload them for what it would
cost to purchase and install Seven (2.5 inch caliper) red oak trees along your
Keystone Ave. frontage. Any supplemental info for the Board, such as a
proposed landscape plan, tree quotes, etc. will be due by Noon Friday
February 14 to Bric Butler in our office - bbutler@carmel.in.gov. Thank you.

Alli in Legal let us know that we can request landscaping compliance as a condition of approval for the BZA sign
variance, as part of our Recommendation to the BZA Hearing O?icer.
(V) Connection Pointe Church Sign Variance.
The applicant seeks the following development standards variance approval for a wall sign:
Docket No. PZ-2024-00243 V UDO Section 5.39.3(h)(i) Sign height (109” height allowed, 117.6”
requested). The site is located at 2599 E. 98th St. and is zoned S2/Residence and Keystone Parkway Overlay
District. Filed by Sarah Zimmerman with Connection Pointe Church.
What and how much landscaping do you want to request as a condition of approval? The 30-wide greenbelt plus
all the plantings required within that 30-ft wide area? …That would be a lot of plantings required by the church, for
an honest mistake the sign company made on the slightly larger sign size… Maybe there is a compromise? Please
let me know plant numbers, and I will add it to tomorrow’s BZA Dept. Report.

Alli in Legal let us know that we can request landscaping compliance as a condition of approval for the BZA sign
variance, as part of our Recommendation to the BZA Hearing O?icer.
(V) Connection Pointe Church Sign Variance.
The applicant seeks the following development standards variance approval for a wall sign:
Docket No. PZ-2024-00243 V UDO Section 5.39.3(h)(i) Sign height (109” height allowed, 117.6”
requested). The site is located at 2599 E. 98th St. and is zoned S2/Residence and Keystone Parkway Overlay
District. Filed by Sarah Zimmerman with Connection Pointe Church.
What and how much landscaping do you want to request as a condition of approval? The 30-wide greenbelt plus
all the plantings required within that 30-ft wide area? …That would be a lot of plantings required by the church, for
an honest mistake the sign company made on the slightly larger sign size… Maybe there is a compromise? Please
let me know plant numbers, and I will add it to tomorrow’s BZA Dept. Report.

I saw Connec?on Pointe added a landscape plan to their submission materials on PDox. I wanted to verify with you
before no?fying them in a comment, because this area is within the Keystone Overlay, they have to plant within the
required greenbelt according to the UDO Sec?on below, correct?
I’m a?aching their landscape plan. This is a good opportunity to bring the site into compliance and I wanted to make
sure they did not have any variances for this sec?on before advising them to work with you. Please let me know your
thoughts.

We can let you know soon of any remaining items that need to be addressed regarding the Connection Pointe
Church sign variance request.
Also, regarding who needs to attend the meeting - it can be anyone from your church or the sign company that is
familiar with the proposal. That person will need to make a short presentation to the BZA Hearing O?icer and be
able to answer any questions he/she might have.

I have attached our BZA packet and the additional information that was requested. I am scheduled to be
out of the office starting Thursday, January 16th. Please review the packet and let me know if there’s any
additional information needed that I may have overlooked.
Additionally, could you confirm whether the petitioner (Glen Hatheway) must be in attendance at the
January 27th meeting at 5 PM, or if another representative from our church can present the information
and address any questions?
