RE: PUD Rezone Proposal – SE corner of 146th Street and Towne Road
Hello Mr. Hollibaugh,
I’m writing you regarding the PUD Rezone proposal at 146th Street and Towne Road. This is yet again, another
proposal, that fundamentally changes the landscape of West Carmel, sets an unacceptable precedent on density,
and one in which is exactly what myself and many other residents/tax payers have continually opposed.
My understanding is this development proposal/rezone request provides for a density, 5-times that of the current
zoning. This is far from acceptable, and quite simply, the proposal should be DOA – dead on arrival.
Furthermore, I understand that two-thirds of the proposed dwellings are attached townhomes, which do not fit
the urban landscape of West Carmel (diagrams, page 2).
As I’ve indicated in previous letters, any plans/proposals that in any way; reduce setbacks, reduce height
restrictions, increase density, promote “zero” lot line developments, or constructing multi-family type units
(townhomes, duplexes, build-to-rent, PUDs etc.) in the West Carmel area are simply unacceptable.
While this type of dense development / rezone request may have a place somewhere in our city, West Carmel is
simply not that place. I’m hopeful that City officials (Mayor, Council members, and the planning and zoning)
would listen to their constituency and NOT approve the request to rezone the property for this type of
development.
