PZ-2024-00192 to 00195 V Dear Mr. Moriarity: At the meeting held on Thursday, December 19th, 2024, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 311 W. Main.: APPROVED with Conditions: Ardalan Plaza • Docket No. PZ-2024-00192 V: Maximum 80% lot cover allowed; 84% granted. • Docket No. PZ-2024-00193 V: Maximum 35-ft building height allowed when adjacent to single family residences; 50’8” granted. • Docket No. PZ-2024-00194 V: Transportation Plan compliance is required; Thoroughfare Plan Map, Mobility & Pedestrian Plan Map, Street Topographies, and Streetscape Facilities modifications granted. • Docket No. PZ-2024-00195 V: Minimum bufferyard width shall be equal to the building height of the nearest building to each side or rear lot line, not to exceed 35’; 5’ width granted. Also, minimum planting standard shall be Bufferyard C; granted the planting standard be per the submitted landscape plans. • Condition: Finalization of all outstanding review comments in ProjectDox and otherwise. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is December 19th, 2027. Please include a copy of this letter with any permit application.
