Based upon the engineer's assessment, the pond is
appropriately sized, however as the project progresses
forward with final site design, Taylor Morrison will order
a drainage report to ensure the pond's size is
appropriately designed.

Interested in seeing a multiuse paved trail or at least easement for a future
trail (see red line) that would provide opportunity to connect to a future trail
in Village of West Clay (blue dashed line). This would connect into existing
trails that in turn provide connectivity to CoxHall Gardens and beyond.

currently planned multi-use path is shown. This location
may evolve as the final amenities are planned and

tree preservation wording
Please breakdown each area of tree preservation. (i) should say 'and' not
'but' shall be variable in width. With that, to save the existing trees
appropriately, my measurements tend to lead to a minimum width of 40'. (ii)
does the east perimeter need two different rates of tree preservation, one
along the common area that is wider to preserve trees and one along the
rear of the homes to preserve the fence row trees? I recommend at least 10'
to preserve the fence row trees. (iii) Please address the west perimeter with
(iii). (iii) change to (iv) I do not see the Amenity Area shown on the Concept
Plan. Please provide overall more detail on the Concept/Open Space Plan
and make sure specific trees are GPS and/or noted precisely in this area. I
have attached a sample Open Space plan in the correspondence folder for
reference to ensure all details are provided. Hatching the different areas
works well to define the areas.

Please add the wording per the Sample PUD about tree preservation
practices and acceptable activities. The HOA tends to reference this wording

It may be best to have a concept plan and a separate open space plan. I have
a sample open space plan in the correspondence folder for reference. Please
add notation on the lot A-D locations, the amenity area and the delineate
the tree preservation areas. Please provide the street tree representative
green dots at a minimum 25' apart and on every public street. There are dots
that look too close for reference and there are areas without street trees
shown as well.

are set back more than 15ft from the street right-of-way. Subdivision entry
signs would only be allowed if these conditions are met. Please include PER
UDO SIGN STANDARDS or remove section B and entry signs will follow UDO
Sign Standard 5.39.F.2.a "Entrance: one per entrance if the Building(s) are set
