Dear Mr. Butler and members of the planning commission,
I hope this message finds you well. I am writing to express my concerns regarding the proposed high-density
development project – Stout Farm. As a resident of the Village of West Clay, I am deeply invested in the future of
our area, and I believe this development poses significant challenges that need to be carefully considered before
moving forward. While attending local meetings from the proposed developer and their attorney, I was very
unhappy with the lack of thoroughness of the presentation. My analysis, developers want to” try and build a house
without a defined set of blueprints”.
While I understand the need for growth and development in our city, I have several concerns about the high-
density nature of this proposal, including:
1. Traffic and Congestion: A high-density development in this area could significantly increase traffic flow,
leading to congestion and potentially straining our local road infrastructure. This could affect not only the
quality of life for residents but also public safety.
2. Impact on Public Services: Increased population density may place additional pressure on existing public
services such as schools, emergency services, and utilities. I am concerned that the necessary resources
may not be available to accommodate the needs of new residents.
3. Environmental Concerns: High-density developments can have adverse environmental effects, including
loss of green space, increased pollution, and strain on local ecosystems. I urge the commission to assess
the environmental impact thoroughly before approving the project.
4. Neighborhood Character and Aesthetics:The proposed development could alter the character and
aesthetic of our community, potentially leading to overcrowding and a shift away from the suburban
environment many residents value. It is essential to consider how this project aligns with the broader
vision of our community’s growth and preservation.
5. Rental Concerns: First attempt to develop land in Spring 2024 was a “build to rent” project. No
go. Second attempt using same attorney and different developers could not address the rental question -
Presenters said they had not discussed. How could this be knowing what happened with prior attempt.
That’s a major oversight and problem especially since same attorney.
I kindly ask that you take these concerns into consideration as you review the development proposal. I encourage
the Planning Commission to explore alternative solutions that would balance growth with maintaining the integrity
and well-being of our neighborhood.
Thank you for your time and consideration. I look forward to seeing how this matter is addressed and am hopeful
that a thoughtful, sustainable approach will be taken.
