Dear Committee Members
Weare submitting for your review and consideration two changes that are required to
effectively open and operate a Camp Bow Wow business. The business will be located at
489 Gradle Drive in the Gradle Drive Complex in Cannel, IN.
As requested, we have compiled documentation and photographs to assist you in
reviewing our request. These items can be found outlined in the pages following this
cover letter. Specifically we are requesting approval to add an outdoor play area for the
dogs that are being serviced in our dog daycare facility . We are requesting approval for
two signs. A wall sign on the West side of the building and, as the building is offset from
the main road, we are requesting approval to install a directional sign off of Gradle Drive.

Camp Bow Wow is a dog day care and boarding facility where the business model
provides a fun and safe area for dogs. As part of this business it is important to
incorporate an outdoor play area in the facility. The outdoor plat areas are considered
extensions of the indoor play areas. Camp Bow Wow separates the dogs by their size and
demeanor and places them into three different areas.
CamD Outdoor Plav Areas
. Minimum of 2,000 sq ft of outdoor play area
. Fencing-includes the furnishings and installation of galvanized chain link,
framework, fabric, accessories, gates and related hardware. Camp Bow Wow
standards include:
o Fabric 2" mesh 9 gage 1.2 oz GA W (galvanized after weaving)
o All line post, terminal post, comer post, pull post, top rail, middle rail,
bottom rail, will be min of schedule 20 galvanized pipe zinc coating 1.8
oz.
o All fittings are galvanized
o All top wire will be 3 strands of non-barbed galvanized wire
o 10" treated wood kick boards
o Safety Top Cap 5.5" green
o 7 gage galvanized tension wire
o Commercial grade gate latches
o 7' high with line and terminal post in concrete floors perimeter
o Divider fencing between the three play areas is 7' high
. Shaded structure in each outdoor play area
. Exterior lighting fixtures to provide enough illumination to provide thorough
and total coverage of all outdoor play areas.
. Double doors separating each outdoor play area from the corresponding
indoor play area.
. Outdoor surveillance camera for each separate play area

Procedure for Plan Comml~!ilion
For Business Zones, U.S. 31 Meridian Street Corridor, U.S. 431 Keystone Avenue Corridor
and the U.S.421 Michigan Road Corridor
1. Allow plenty of time for review and approval process (approximately .two (2)
months).
2. Discuss proposed project with DOCS staff (please call for an appointment to discuss
review procedure and appropriate dates) first week of the month, works the best to
begin a project.
3. INFORMATION NEEDED for formal DOCS staff and Plan Commission review:
a. Two copies of fonnal application with required information
b. Two copies of legal description
c. Two location maps showing location of subject site, zoning and existing land
uses of all adjacent properties.
d. Two copies of a detailed site development plan showing:
1) Detailed drainage plan with drainage calculations. If project is in Clay
Township, take to Kent Ward, County Surveyor (776-9626) and John South,
U.S. Soil Conservation Service (773-1406). If project is in City of Carmel,
discuss with Kate Boyle, City Engineer at 571-2441..

docket number will be released when the filing fee is submitted.
5. Petitioner or representative must appear at the CarmeVClay Plan Commission (public
hearing) and give a presentation. The presentation should include information relative
to the project and should be presented on a poster board so that it can be seen from 20
feet. In addition. reduced packets (8-112" x 11 ") packets of the poster board project
information should be handed out for each Plan Commission member.
6. Petitioner or representative must attend the Technical Advisory Committee (T AC)
meeting on Wednesday following the PIan Commission Meeting.
7. Petitioner or representative must attend the Industrial and Commercial Subcommittee
to review all pertinent information.
8. Petitioner or representative must attend the second Plan Commission meeting for final
vote (questions may need to be answered).
9. Once Plan Commission has voted on the project. it is up to the petitioner to work with
the staff to obtain proper building permits.

The Landlord owns both parcels for the "Gradle Drive Complex" which includes the
building closer to the road. What I don't know is where his property line starts.
I can tell you I specifically asked Jake Isenbarger about a sign to be placed near
the entrance to the Sout some time ago. He did not see any problem. Steve, as you
know the property line extends to the South away from the building CBW will be
in....such that you can have a play area. If the line then extends to the
road....my hope is we are still within Scott's property line.
Jake and Brett, I apologize... .but is there any way you can reach Scott today to
ask about the grassy area near the entrance just South of that driveway? We need
to know if he is agreeable to a sign there. Obviously we know we need Carmel's
OK....but first we need Scott's.

question about signs. Angie Conn informed us of the following:

sign is at least 5-ft off of the road right of way, is 3 ft tall, and 3
sq ft in area. You will also need to get permission from the land owner
of that property, and submit it with your info packets on Monday. If you
look at the property lines, your building is on a different parcel than
the one closer to the road.

/I have four questions. I hope you can at lease help me answer
questions 2 and 3.
1. What is the difference between a directional and monument sign?
2. Does the landlord own both parcels?
3. Can you check with the landlord to see if we could get permission
to put a "directional sign" to the south of the entrance?
4. Would this be considered an "off-premise" sign?
