7H. Docket No. 06010005 Z: Shelborne Property PUD
The applicant seeks to rezone 20 acres from S llResidential to PUD/Planned Unit
Development for the purpose of developing single-family residences.
The site is located on the west side of Shelborne Road, north of 121 st Street.
Filed by Charles Frankenberger of Nelson and Frankenberger for Indiana Land
Development Co.
The applicant is requesting approval of a Planned Unit Development to allow the
construction of single family detached homes. Please see the informational packet
prepared by the applicant for an overview of this rezone.
The PUD proposes a total of 40 residences. The primary access to the site is a boulevard
entrance from Shelborne Road. Two stubs to the north and south are proposed. The
parcel to the north is currently undeveloped and the stub to the south will connect to the
Kendallwood Subdivision.
Petitioner should bring the following to the Committee meeting:
1. Updates on any PUD ordinance revisions and edits that are in response to
staffs, the public's, and the Plan Commission's concerns and/or suggestions.
2. Update on landscape plan approval.
3. Update on all outstanding Carmel Engineering issues.
The Department recommends that this item be forwarded to the Subdivision
Committee on March 7, 2006, for further discussion.
