Ten (10) conditions re:
1. For slab-an-grade floor, perimeter
insulation shalt extend downward from
top of slab to top of inverted tee of
spread footing, per code.
2. Project has been reviewed under the
2005 Indiana Residential Code.
3. Design of townhouses shall be in
accordance with seismic provisions.
4. Exterior walls with a fire separation
distance less than 3 feet shall have not
less than a one-hour fire-resistive
rating with exposure from both sides.
5. Garages shall be separated from the
residence and its attic areas by a smoke
separation of not less than 1/2-inch
gypsum board applied to garage side.
Garages beneath habitable rooms shall be
separated from all habitable rooms above
by not less than 5/8-inch Type X gypsum
board or equivalent. The structure
supporting the separation shall also be
protected by not less than 1/2-inch
gypsum board or equivalent.
6. Area of garage floors used for
parking of automobiles or other vehicles
shall be sloped to facilitate the
movement of liquids to an approved drain
or toward the main vehicle entry doorway
7. Every sleeping room shall have at
least one open able window or exterior
door that meets the minimum area and
dimension requirements per code.
8. Townhouses shall be separated by
fire-resistance rated wall assembly.
9. Each individual townhouses shall be
structurally independent.
10. Townhouse common walls shall be
continuous from the foundation to the
underside of the roof sheathing, deck,
or slab, and shall extend the full
length of the common wall.
