The applicant seeks the following development standards variance approval for an attached 2nd garage: 5. Docket No. PZ-2024-00228 V UDO Section 5.02(B)(3) The combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building; 97% requested. The 1.25-acre site is located at 2535 Durbin Drive (Crossfields subdivision, Lot 93). It is zoned S1/Residence. Filed by Jeremy Snyder of Artisan Outdoor Craftsman, on behalf of Peter Caccavallo, owner. General Info: • The Petitioner seeks approval to add a new 20’x 33’detached garage. A breezeway will attach to the existing attached garage. • A Building Permit was applied for, permit B-2024-01502. • Variance is requested for ground floor area of the accessory building. • The site is in Crossfields subdivision; HOA (Homeowner’s Association) approval has been granted. • The accessory building will not encroach into any drainage or utility easements. • Surrounding this site are single family residential dwellings. • Please see the Petitioner’s info packet for more details on the variance request. Variance Requested: Ground Floor Area - • The UDO states that The combined square footage of the Ground Floor Area of a Private Garage and/or Accessory Buildings shall not exceed 75% of the Ground Floor Area of the Principal Building; and, 97% is requested. This is a variance of 22%. • The new structure will match the colors and exterior building materials of the existing house. The siding/trim will be painted to match the house, a dark grey color. The shingles are also planned to match the house. • It is anticipated that the 2nd floor will only be used for storage, as well as access to upper deck. Remaining Review Comments: • All Planning/Zoning comments have been addressed. Final Comments: • The Planning Dept. supports the variance request. • The Petitioner let us know they are working with Vive Exterior Design, and they have an extensive landscaping/planting design. There will be many trees and shrubs replanted as part of the mitigation of loss of any existing trees. Findings of Fact: • Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: • The Dept. of Community Services (DOCS) recommends positive consideration of the variance request, also with the adoption of the Findings of Facts submitted by the Petitioner.
