Re: BZA Docket No. PZ-2024-00232 V: Theil Fence Height Variance
Dear Ms. Theil,
At the meeting held on Monday, January 27th, 2025, the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) request filed by you for the property located at
12443 Pebblepointe Pass:
APPROVED: Theil Fence Height Variance – Development Standards Variance approval for:
• PZ-2024-00232 V: Maximum 42-inch-tall fence in the front yard allowed with at least 25% visibility;
48-in (4-ft) aluminum fence granted.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is Jan. 27, 2028.
Please include a copy of this letter with any permit application.
