Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T January 28, 2025 Andrew Wert Church, Church, Hittle + Antrim 10765 Lantern Road Fishers, IN 46038 Re: BZA Docket No. PZ-2024-00233-236 V: Lady Residence Variances Dear Mr. Wert, At the meeting held on Monday, January 27th, 2025, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 133 1st Street NE: APPROVED: Lady Residence Variances - Development Standards Variance approvals for: • PZ-2024-00233 V: Maximum 30-ft building height to the midpoint of the fascia and ridge allowed, 36- ft granted. • PZ-2024-00234 V: Minimum 8:12 roof pitch required; 6;12 roof pitch and flat roof granted. • PZ-2024-00235 V: Roofs shall be asphalt, wood, or slate shingles; Metal and a rubber membrane roof granted. • PZ-2024-00236 V: Maximum 45% lot coverage allowed, 54% granted. CONDITIONS: • Provide on-site stormwater detention or payment into Carmel Stormwater Fund. • A landscaping plan including one medium or large native shade tree in the front yard shall be provided (per the Recommended Tree Species list). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Jan. 25, 2028. Please include a copy of this letter with any permit application.
