1571 Asherwood Lane - Development Standards Variance Project Description
The applicants, Hon Vien and Trina Sherlitz Vien, (collectively, the “Viens”), own a parcel of
real estate identified by the Hamilton County, Indiana Auditor’s Office as Tax Parcel Identification
Number 17-13-09-00-13-033.000, which parcel has a common address of 1571 Asherwood Lane,
Carmel, IN 46032 and is also identified as Lot 33 in the Asherwood subdivision (collectively, the
“Real Estate”). The Real Estate is zoned S1/Residence.
The Viens home is being built by Old Town Design Group and the Viens desire to construct a
an outdoor grilling station and seating area which will include a covered roof to provide protection
from the weather and elements to the furniture, grilling and kitchen station, outdoor TV and electrical
equipment and other household items to be located within the outdoor grilling/seating area.
In order to construct the roof element over their outdoor grilling/seating area, the Viens are
seeking the following development standards variance:
1. UDO Section 5.02 (B) (3) (a) – Maximum Accessory Square Footage; 79% permitted via
Docket Number PZ-2023-00172V; requesting 87%.
