Thanks for the guidance on this building. I have asked property management and there is NO need for incidental signs. So, based on your information, I will proceed with the sign permit applications for the (2) MEI wall signs.
AND, building management understands that if additional signs are needed for future tenants, they will need to submit ADLS Amend - Sign.

Good Morning Doug,
From what I can gather, despite my comments on the DP review, since for now this will be a single tenant space, there will be no need for the sign package to be completed now. But they must be aware that if, at any time, other
signs are desired by another tenant, then an ADLS Amend-sign will be required.
I know that at some point there was talk of incidental directional signs. Do you know about those?
Those should be reviewed with the sign permit if they are looking to have them.
Let me know what they want to do about this.

Hi Doug,
These are comments from the DP ADLS review back in 2023. A sign package is required regardless of the fact they are the only tenant. This building was classified as a Medical Office Building and falls under the Multi-tenant
UDO sign standards:

No other details on signage were provided a the time.

I am being told that this is a SINGLE tenant building and that there are no plans for future signs. Please confirm that the building was approved as a single tenant building and I will submit the sign permit application.

Aliza,
I have discussed the "sign package" with Cornerstone Companies for the Bridges/11220 Illinois Building. The only signs for this building with be the two Midwest Eye Institute wall signs and the stop sign and accessible parking
sign indicated on the civil plan.
I have attached following documents for the "sign package":
C202 (Stop and Accessible Parking Sign Locations)
Site plan with wall sign locations
South Elevation wall sign drawings and elevation with all dimensions (3-page file)
North Elevation wall sign drawings and elevation with all dimensions (3-page file)
Do you need anything else for the sign package? Can I go ahead and upload the sign permit application?

Hi Doug,
The locations of the signs are allowed per PUD sign standards, I will need more accurate information to determine size allowance.
In order to work on the sign package, I will need specifics regarding any and all signs that will be proposed for this site, including any incidental directional signs, parking, and other incidental signs that will be present in the exterior of the
property.
Because this is a single tenant commercial building, this review does not need to be done through an ADLS but must be done before any sign permits are approved.
The sign sizes seem to be ok, but I will need final measurements for both spandrel panels (HxW) as well as the signs and other specs.
I hope this is enough info for you, let me know if you have any questions.

Hi Aliza,
For your preliminary review/feedback: I am submitting the sign drawings for Midwest Eye Institute building (11220 Illinois St).
Similar to the Urology/ICC building next door, they would like individual, internally illuminated channel letters mounted on raceways to match building. They would like to use the North and South elevation for their signage
because it will have the best visibility traveling North and South on Illinois.
At this point, we are looking for your feedback. Does the proposed plan look good to you? Are there any concerns/issues that need to be addressed? If we are on the right track, we will submit our ADLS Amend for Signs.
