LAT 39°56'45"W LONG 86°14' 26"N. b.PROJECT DESCRIPTION: THE PROJECT IS A PROPOSED COMMERCIAL DEVELOPMENT (1.15 ACRES). THE CONSTRUCTION WILL CONSIST OF A COMMERCIAL BUILDING (CREDIT UNION), ASPHALT PARKING, CONCRETE ATM PAVEMENT, UTILITY EXTENTIONS, AND STORMWATER MANAGEMENT. c.THE PROJECT IS PART OF THE MICHIGAN ROAD RETAIL DEVELOPMENT. THE INTRODUCTION AND NARRATIVE OF THE MASTER STORMWATER REPORT IS ATTACHED IN APPENDIX SECTION 5 OF THE EVERWISE STORMWATER TECHNICAL REPORT. INDICATED BY THE MASTER STORMWATER REPORT, THE REGIONAL DETENTION WILL HANDLE THE RUNOFF FROM THE FUTURE RETAIL SITES (INCLUDING THIS PROJECT SITE) AND WAS SIZED BASED ON cn EQUALS 92.5. THEREFORE, THE CONTROL FACTOR OF DESIGING THE STORMWATER SYSTEM FOR THIS PROJECT SITE IS TO ENSURE THE CN VALUE IS LESS OR EQUAL TO THE PRE-ASSUMED CN. d.SINCE THE PROJECT SITE IS LESS THAN 5.0 ACRES, THE STORMWATER ANALYSIS PRODUCED IS RATIONAL METHOD, EVALUATION 2-YR, 10-YR, AND 100-YR FOR EXISTING CONDITIONS; 10-YR AND 100-YEAR FOR POST-DEVELOPED CONDITION. 2.SITE STORMWATER DISCHARGE AND DOWNSTREAM RECEIVER: a.PRE-DEVELOPEMENT DISCHARGE: Q2 = 1.844 CFS, Q10 = 2.478 CFS, Q100 = 3.632 CFS. b.POST-DEVELOPMENT DISCHARGE: Q10 = 4.011 CFS, AND Q100 = 5.978 CFS. 3.FLOODPLAIN AND FLOOD HAZARD INFORMATION: a.PER THE EVERWISE STORMWATER TECHNICAL REPORT, THE PROJECT SITE IS LOCATED IN THE ZONE X, i.e. NO FLOOD PLAIN OR FLOOD HAZARD WITHIN THE PROJECT SITE RANGE. 4.STORMWATER DETENTION: a.STORMWATER DETENTION AND RESTRICTED RELEASE WILL BE PROVIDED BY A LARGE DETENTION BASIN ON THE ARIA DEVELOPMENT SITE. THIS DETENTION WILL STORE WATER FOR THE MULTI-FAMILY DEVELOPMENT AND THE MICHIGAN ROAD RETIAL SITE DEVELOPMENT WHICH INCLUDES THE PROPOSED EVERWISE CREDIT UNION SITE. THE RUNOFF CURVE NUMBERS FOR THE PROPOSED EVERWISE CREDIT UNION SITE IS 87.61. THE DETENTION SIZING CALCULATIONS ASSUMED A RUNOFF CURVE NUMBER OF 92.5 FOR THIS COMMERCIAL DEVELOPMENT. PLEASE REFER TO THE "STORMWATER TECHNICAL REPORT FOR MICHIGAN ROAD SITE" WHICH WAS APPROVED FOR THE ARIA DEVELOPMENT AND MICHIGAN ROAD RETAIL DEVELOPMENT FOR MORE DETAILS ON THE DETENTION SIZING AND RELEASE RATE.
