3.91.B.1-2 requires additional trees and shrubs within the 30' greenbelt width
along US 421. 3 shade trees, 1 ornamental tree and 30 shrubs per 100 linear
feet. All greenbelt landscaping should be placed outside the 20' water
easement unless able with approvals. 5.19.D.5-6 requires: Please screen all
general areas, outdoor storage and the like with plant material sized for
screening the use. 5.19.F.1 requires: a western perimeter bufferyard that is
10' wide with 5 shade trees, 1 ornamental tree and 10 shrubs per 100 linear
feet. a northern perimeter bufferyard that is 5' wide with 4 shade trees, 0
ornamental tree and 10 shrubs per 100 linear feet. 5.19.F.3 requires: a 5' wide
planting bed on ALL sides of the building with plantings.

Storm Sewer Plan and Profiles
Per Section 102.02.vii of the STSM, please revise to include Storm sewer
plan/profile sheet(s) at a scale of 5 vertical and 50 horizontal showing the
elevation, size, length, slope, location of all proposed storm sewers, including
subsurface drains, existing and proposed ground surface profiles, top of
casting elevations, structure numbers, pipe invert elevations, casting type,
structure type, and all existing and proposed utility crossings also shall be
indicated and any other information per the Digital Submission Policy. The
actual correct datum (not an assumed one) shall be used for the profile
sheets and all invert and other elevations noted. Limits of granular backfill
may be indicated on the plan and profile sheets; however, any references
with general notes, plan notes, or legends to the granular backfill material
shall reference the appropriate trench detail on the detail sheets. The
hydraulic grade line shall be indicated on the profiles to demonstrate that
the hydraulic grade line remains below the rim elevation for the design
condition. The following statement shall be included on all plan/profile
sheets: "The storm sewer system shall be constructed per design specified
and as approved by the City of Carmel on the final approved construction
plans. Deviations from the approved design shall only be permitted due to
special circumstances or difficulty during construction and will require prior
field approval from a designated representative of the City of Carmel in
addition to supplemental approval by the design engineer. An explanation of
any such deviation shall be included as a requirement on as-built/record
drawings submitted for release of performance guarantees. Approved design
slopes identified as generating velocities of 2.5 fps or less or 10 fps or
greater (at full flow capacity) shall require as-built certification at the time of
construction, prior to backfilling the pipe. The contractor is instructed to as-
built each section of storm pipe as it is being installed to ensure compliance
with the design plans and as approved by the City of Carmel."

the Grading Plan, it appears that there is a 901.50
pavement grade just southeast of the 901.45 elevation.

The MFPG grades have been added to sheet C040.3.
The top of curb for STR 201 is 901.70, but the gutter
grade along the south curb face at the entrance drive is
901.45 and would then route the stormwater runoff
down the entrance drive to the existing pavement of the
shared drive. This still wouldn't meet the minimum 1-
foot above the local ponding elevation, but it would
result in an 0.8-foot local ponding elevation. We are
asking for a wavier of the 1-foot minimum above the
local ponding elevation for STR 201.

The MFPG must be a minimum 1-foot above the local
ponding elevation. The ponding shown on Sheet C040.3
did not include any maximum ponding elevations to
verify that the MFPG is 1-foot above the local ponding.
Per inspection of the Grading & Drainage Plan (Sheet
C040.0), it appears that the ponding elevation for Str.
No. 201 would be, at a minimum, 901.70 as that is the
top of curb elevation. Adding one foot to this elevation
results in a MFPG of 902.70 which does not match the
MFPG of 898.80 shown on the Grading & Drainage Plan
(Sheet C040.0) and is also above the listed FFE of
902.25. Please review and revise.

The MFPG can be verified by the prevoiusly approved
"Stormwater Technical Report for Michigan Road Site"
which was approved for the Aria Development abd
Michigan Road Retail Development for calculations on
the approved master planned pond. The MLAG can be

Minimum Pipe Size
Per Section 305.02 of the STSM, the minimum diameter of all storm sewers
shall be 12 inches, unless the piping is a roof drain, footing drain or sump. It
appears that the "---STM---STM---" linetype is a roof drain but it is not clear.
Please revise the plans to clearly identify what these storm lines are. Also,
there is the same linetype at the SW corner of the building that doesn't
appear to be connected to anything. Please revise to clearly identify what
this pipe is and how it is connected in to the storm sewer system.

The STM linetype has been called out as PRIVATE ROOF
DRAINS AND CLEANOUTS" on sheet C030.0 as D7 with
a leader line to each. We don't typically call out the
same line types on every sheet. The SW corner of the
building shows the roof drain to the underground 8"
PVC clean out and roof pipe run that drains to the
north. We didn't add the call out to sheet C040.0.

The "---STM---STM---" linetype that is located at the
SW corner of the building appears to have a "D4" tag
which correlates to a "Sanitary Connection Cleanout
(Refer to Plumbing Plans)". The "D4" tag appears to be
incorrect and this storm is still unclear as to what it is,
what purpose it has and how it is connected to the
storm sewer system.

Weihe Engineers requests a third wavier from standards
for less than 1-feet minimum above the local ponding
elevation for Structure NO. 201. The top of curb for STR
201 is 901.70, but the gutter grade along the south curb
face at the entrance drive is 901.45 and would then
route the stormwater runoff down the entrance drive to
the existing pavement of the shared drive. This still
wouldn't meet the minimum 1-foot above the local
ponding elevation, but it would result in an 0.8-foot
local ponding elevation. We have worked with
Crossroads to address all other comments regarding the
local ponding elevation over structures.
