Drainage Technical Report (102.03) and must include the following:

c. Pipe sizing based on 10-yr design storm.

e. Hydrologic analysis consistent with the methods outlined in chapters 200

Per 102.06.i. plans submitted for secondary plat shall include Stormwater
Pollution Prevention Plan (102.04). The SWPPP should include at minimum:
a. The location of all construction support activities; concrete washout,
staging area, NOI posting, construction entrance.
b. All temporary erosion control measures such as silt fence, inlet protection,
check dams, etc.
c. Show locations for all temporary and permanent seeding and seeding
schedule.
d. Scour protection at all end sections.
e. Details for all proposed erosion control measures.

direction of the City. A new outlet has been chosen and
the tributary areas have been revised. The drainage
calculations have been revised and the detention
modified to meet quality and quantity control. The
design complies with the release rates above. See
revised drainage report and appendix.

As discussed by phone. The allowable release rates
shall be 0.1/0.3 per Section 302.03 of the STSM for the
onsite lot only (0.56 Ac.). Offsite drainage can be
passed through the detention but not detained - see
Section 302.05 for the process to manage offsite runoff.
Native plantings and an infiltration trench with
subsurface drain shall be placed in the bottom of the
dry detention basin. A clean out will be required at the
upstream end of the subsurface drain in the infiltration
trench. Details were shared by email on 4/21/2025. The
city will accept the detention bottom native plantings
and infiltration trench as the 2 BMP treatment train.
Please indicate all surface drainage, to include roadside
ditches, swales, etc. Swales shall be in accordance with
City of Carmel Standard Drawing 10-30.

The following statement shall be included on all plan and profile sheets: The
storm sewer system shall be constructed per design specified and as
approved by the City of Carmel on the final approved construction plans.
Deviations from the approved design shall only be permitted due to special
circumstances or difficulty during construction and will require prior field
approval from a designated representative of the City of Carmel in addition
to supplemental approval by the design engineer. An explanation of any
such deviation shall be included as a requirement on as-built/record
drawings submitted for release of performance guarantees. Approved design
slopes identified as generating velocities of 2.5 fps or less or 10 fps or
greater (at full flow capacity) shall require as-built certification at the time of
construction, prior to backfilling the pipe. The contractor is instructed to as-

No easement needed over the lateral but we have an existing easement to

The offsite tributary area was omitted for the basin

I have attached a preliminary plot plan for a proposed residence on Six Points Road, just south of 136 Street.
The current owner is wanting to split the property off north of their 2 story detached garage. I have denoted
where the new parcel will be on my drawing and it’s show at 107.01’ wide. The zoning dictates that the
minimum lot width is 120’. Is there a chance that we could apply for a variance to allow this new parcel to be
107.01’ wide? The existing garage is 5.4’ from the proposed property line which is listed in the accessory
structure setback section of the ordinance as a 5’ minimum. We would be happy to set up a meeting to discuss
in person if necessary. I would appreciate any feedback you can provide on this. Please let me know if you
