Hollibaugh, Director SUE FINKAM, MAYOR L E T T E R of G R A N T February 26, 2025 Jeremey Place West Design & Build 10476 East 79th Street Indianapolis, IN 46236 Re: BZA Docket No. PZ-2024-00244 to -00245 V: Pagrysinski Room Addition Variances Dear Mr. Place, At the meeting held on Monday, February 24th, 2025, the Carmel Board of Zoning Appeals took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 1416 Jeffrey Court: APPROVED: Engelking Residence Variances - Development Standards Variance approvals for: • PZ-2024-00244 V: Maximum 35% lot coverage allowed, 42% granted. • PZ-2024-00245 V: Minimum 20-ft rear yard setback required: 4-ft granted. CONDITIONS: • Consent to Encroach approval required from the Board of Public Works & Safety (via the Carmel Engineering Department). Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is Feb. 24, 2028. Please include a copy of this letter with any permit application.
