Re: BZA Docket Nos. PZ-2025-00001 to -00002 V: Engelking Residence Variances
Dear Mr. Engelking,
At the meeting held on Monday, February 24th, 2025, the Carmel Board of Zoning Appeals Hearing Officer took
the following action regarding the Development Standards Variance (V) requests filed by you for the property
located at 220 2nd Ave. NW:
APPROVED: Engelking Residence Variances - Development Standards Variance approvals for:
• PZ-2024-00001 V: Maximum 45% lot coverage allowed, 76% granted.
• PZ-2024-00002 V: Garage Setback – The front face of the garage must be at least 15-ft further from
the front lot line than the primary front line of the principal building, 1-ft further granted.
CONDITIONS:
• Provide payment into Carmel Stormwater Fund via the Carmel Engineering Dept.
• A landscaping plan including one medium or large native shade tree (per the Recommended Tree
Species list) in the front yard.
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is Feb. 24, 2028.
Please include a copy of this letter with any permit application.
