Subject: Gramercy Phase I PC intro follow up
Mike/Rachel,
Jon/Jim (N&F) received follow up communication from Mr. Jon Wilkin who spoke at the Plan Commission
intro hearing for Gramercy Phase I DP/ADLS. I have met with our team to review and discuss action
items related to his concerns. I wanted to send to you along with our preliminary responses and game
plan. Wanted to make sure you hadn’t received any further feedback directly that we need to respond to,
and to also make sure that we’ve addressed to DOCS’ satisfaction in the immediate term. I’ll wait to
send this to Mr. Wilkin until I hear back from you if there’s more feedback to speak to.
Below are his concerns (not highlighted), with my responses in yellow.
Critical concerns:
1. The majority of the streetlights inside the neighborhood don't work and it has been verified that has

been the case (for at least some of them) for over a year. Associa (3 party HOA manager) is aware of the
streetlights that need fixed and has ordered the necessary parts. The parts have been on special order
and are expected to be received this week (week of 2/24). It’s my understanding Associa has
communicated this to at least a few homeowners who have inquired about it. Repairs will be made as
soon as parts are available
2. The landscaping on the property is in a state of distress. Many public grass areas resemble, for lack of
a better description, an abandoned field. Several areas were aerated and overseeded last Fall. Waiting
for spring to review growth. We are aware there are some additional areas of concern and have a bid to
fix those areas. Need to determine if the areas addressed in fall were successful, or if some of that
needs to be added to spring overseeding scope. There are multiple dead trees with verified reports they
were installed in that condition. 27 trees were replaced in the fall. Waiting for spring to review growth
and inventory all of the trees to see if anymore have died from builder damage/weather/etc. Any dead
trees will be replaced following spring leaf out and inventory.

3. Throughout the neighborhood there is crumbling and deteriorating concrete curbs and in some cases
the concrete is completely shattered. Damage to the curbs is likely Weekley Homes responsibility. Our
construction team is coordinating w/ Weekley Homes to confirm that most/all of the damage is builder
impact, and they will be required to repair. Timing of repairs is TBD.
4. On the East Auman avenue neighborhood trail, after a rainstorm, there is severe flooding in multiple
places. Revised grading/drainage plan submitted to city engineering on 11/26/24, but not yet
approved. Our team is going to coordinate a follow up site visit w/ city engineering and the civil engineer
for Gramercy West to review/approve a final plan. Timing of work is TBD based on approval.
****Additionally – The Plan Commission attorney lives in Gramercy West in one of the David Weekly
Townhomes that faces south into the multi-family area west of the Gramercy West Pool. He came up to
Jim and I after the meeting and asked us to please have Buckingham remove an existing dead tree (large,
older tree – not newly planted) that fell a couple of months ago. I recommend this be done ASAP so you
can report to DOCS that it has been removed. This tree is scheduled for removal by the end of this week
(2/28/24).
