EXPLANATION OF ADLSIDP REOUEST
The Applicant, House Investments, has filed a request for ADLSand
Development Plan approval for a parcel of real estate that is located at 10250 Illinois
Street, which is located west of U.S. 31 and south of 106th Street. The site is located east
of and adjacent to The Reserve at Spring Mill community. The real estate is zoned B-1
Business and the parcel is approximately 1.187 acres in size.
House Investments is the contract purchaser of this parcel and desires to construct
an office building on the site. Currently, House Investments has an office in Carmel, but
has out grown this space. If the project is approved, House Investments will re-locate its
offices to this new building to be constructed at 10250 Illinois Street. Office buildings
are a permitted use pursuant to the B-1 Business zoning classification.
The bank building will consist of approximately 9,700 square feet, and the lot will
have access only onto Illinois Street.
The following exhibits are included within this brochure which further explain the
request:
A. Exhibit 2 - Aerial photographs - The first exhibit is an aerial photograph of
the real estate in the overall context of the office park it is situated in. The
second aerial photograph is a closer perspective of the subject lot with the site
plan superimposed onto the aerial photograph.
B. Exhibit 3 - Colored Site Plan - This exhibit is the colored site plan for the
project.
C. Exhibit 4 - Colored Landscape Plans - These exhibits are the colored
landscape plans for the site and the proposed ground sign landscaping plan.
Both plans include a planting legend and schedule. The landscape plan shows
that House Investments has paid particular attention to planting numerous
trees along its western boundary, adjacent to The Reserve at Springmill
community. In addition to the significant tree plantings in this area, a fence
also currently exits that provides additional screening.

D. Exhibit 5- Building Elevations- These exhibits include colored building
elevations for all four (4) facades of the building, as well as black and white
elevations depicting the architectural detail and building materials. The office
building has been designed to incorporate many "residential" elements so that
the building is consistent and compatible with not only the other office
buildings in the immediately surrounding area, but also with the residential
neighborhood to the west. It is also worthwhile to note that a representative of
House Investments met with the surrounding residents to the west to discuss
the project with them and address their questions.
E. Exhibit 6 - Ground Sign Rendering and Wall Sign Renderings - These
exhibits are the proposed ground sign and wall sign renderings.
F. Exhibit 7 - Lighting Layout Plan - These plans include the photometric plan,
as well as the lighting cut sheets for the proposed lighting for this project.
G. Exhibit 8 - Site Preparation Plan. Site Layout Plan and Site Grading and
Utility Plan - These exhibits include all the relevant development plans for
this project.
We look forward to presenting this matter to the Plan Commission at the July
1 ih meeting.

INTENDED USE
Streets, walkways, parking lots and surrounding areas.
CONSTRUCTION
Rugged, die-cast, single piece aluminum housing with nominal wall thick-
ness of l/S". Die-cast doorframe has impact-resistant, tempered, glass lens
(3/16" thick). Doorframe is fully gasketed with one-piece tubular silicone.
FINISH
Standard finish is dark bronze (DDB) corrosion-resistant polyester powder
finish, with other architectural colors available.
OPTICAL SYSTEM
MIRO finish, segmented reflectors for superior uniformity and control. Re-
flectors attach with tool-less fastener and are rotatable and
interchangeable. Four full cutoff distributions available: Type II (roadway).
Type III (asymmetric), Type IV sharp cutoff (forward throw) and Type V (sym-
metric square).
ELECTRICAL SYSTEM
50W-150W utilizes a high reactance, high power factor ballast. 35S utilizes a
reactance high power factor ballast. 175W metal halide utilizes a constant-
wattage auto transformer ballast. Ballasts are copper wound and 100% fac-
tory tested. Porcelain, medium-base socket with copper alloy, nickel-plated
screw shell and center contact.
LISTING
Listed and labeled to UL standards for wet locations. Listed and labeled to
CSA standards {see Options}. NOM Certified (see Options). IP65 Rated.
