EXPLANATION OF ADLS/DP REQUEST
The Applicant, Irwin Union Realty Corporation ("Irwin Union"), has filed a
request for ADLS and Development Plan approval for a parcel of real estate that is
located at the southeast intersection of Carmel Drive and City Center Drive. The lot is
located within the Carmel Science and Technology Park and the underlying zoning is M-
3/Manufacturlng.
Irwin Union is the owner of this lot and desires to construct a bank building on the
property. A bank building is a permitted use in the M-3/Manufacturlng Zoning District.
The bank building will consist of approximately 5,500 square feet, and the lot will
have access to both City Center Drive and to Lakefront Court.
The following exhibits are included within this brochure which further explain the
request:
A. Exhibit 2 - Aerial photographs - The first exhibit is an aerial photograph of
the real estate in the context of the Carmel Science and Technology Park. The
second aerial photograph is a closer perspective of the lot in question with the
site plan superimposed onto the aerial photograph.
B. Exhibit 3 - Colored Landscape Plan - This exhibit contains the landscape
plans for this project. The landscape plans address the perimeter plantings,
parking lot plantings, and base building plantings. There is a planting legend
included within these exhibits.
C. Exhibit 4 - Colored Building Elevations - These exhibits are the colored
building elevations for this project that depict the proposed appearance of all
four elevations of the building.
D. Exhibit 5- Photographs of similar building- These exhibits are photographs
of a similar building that was recently constructed in Kalamazoo, Michigan.
These photos are intended to show the architectural elements of the building
to be constructed in Carmel. Please note, unlike the building in these
photographs, the building in Carmel will have base building landscaping.
E. Exhibit 6 - Site Plan and Development Plan - These exhibits are the revised
site plan and development plan for the project that depict changes suggested
by the Staff and Plan Commission. These plans include the grading, drainage
and utility plan for the project.
F. Exhibit 7 - Lighting Layout Plan - These plans include the photometric plan,
as well as the lighting cut sheets for the proposed lighting for this project.

G. Exhibit 8 - Signage Renderings - These exhibits include all the signage
renderings for the proposal.
H. Exhibit 9 - Photographs of A TM machine - This exhibit is a photograph of
how the A TM machine will appear. Upon review of this photograph, you will
note that the A TM machine does not contain much signage.
This proposal appeared before the Special Studies Committee on June 28th and
received a unanimous, positive recommendation for approval. All outstanding issues,
including questions related to the architecture of the building, were resolved at the June
28th Special Studies Committee meeting. We look forward to presenting this matter to
the Plan Commission at the July 17th meeting.

HOUSING - One-piece, die-cast aluminum in a multi-radiused, rectangular shape
with mounting arm cast in as an integral part of the housing. All hardware is
stainless steel or electro-zinc plated steel.
DOOR FRAME - The Patriot's one-piece, die-cast aluminum door frame secures
to the housing with a stainless steel hinge bracket. An integral over-center
latch allows easy tooHess access. Door frame may then be easily removed
from housing. Door is provided with a catch mechanism that limits door
swing. A one-piece extruded silicone gasket seals the door frame against
the housing. The standard housing/door seal design prevents external
contaminants from entering the Patriot, resulting in an 1P65 rating in all
versions.

lENSIGASKET - The Patriot is available with a tempered flat clear glass lens. A
one-piece extruded silicone gasket seals the lens to the die-cast aluminum door
frame.
SOCKETS - Porcelain mogul-base sockets. All sockets are facto/)' prewired with
a disconnect plug for the ballast. All sockets are pulse-rated.
LIGHT SOURCES. Pulse-Start Metal Halide, Super Metal Halide, Super Metal
Halide Reduced Envelope, Metal Halide, Metal Halide Reduced Envelope, or
High Pressure Sodium. Clear lamp is supplied as standard.
BALLAST. High-power factor ballast. Pulse-Start Metal Halide, Super Metal
Halide, Metal Halide, and High Pressure Sodium fixtures feature a CWA type
ballast, designed for -200 F operation. Optional Quick Connect package
includes supply wiring plus modular plugs for easy ballast wiring and a
removable ballast tray.
REFLECTORS/DISTRIBUTION PATTERNS - The Patriot is available with a wide
variety of reflectors, including Type II (2), Type III (3), Type V (5), Forward
Throw (FT), and Automotive Forward Throw (FA). All reflectors are field-
rotatable, enabling generous flexibility in distribution patterns, without fixture
movement. Photometric data is tested in accordance with IESNA guidelines.
BRACKETS - The Patriot's integral cast mounting arm is flat for square pole
applications. The fixture may also be mounted to round poles using the
round pole adaptor accesso/)' (RPPC), which must be ordered separately. An
extruded 6" arm extension is available (but not required) for 0900, Q900, T900
and TN 1200 fixture configurations. A locking nut secures two through bolts
and a reinforcing plate to the pole, stabilizing it for easy fixture mounting.
SHIELDING - External House Side Shields are available for field installation with
Types 2, 3, and FT distributions. Intemal Louver available for field installation
with Types 3 and FT distributions on 400 watt and below fixtures.
FINISHES - Each fixture is finished with LSl's OuraGrip@ polyester powder coat
finishing process. The DuraGrip finish withstands extreme weather changes
without cracking or peeling, and is guaranteed for five full years. Standard
colors include bronze, black, platinum plus, buff, white, satin verde green,
metallic silver, and graphite.
