This Development Standards Variance request serves to address the location of the entrance sign
to the Riverview Health Park at the Hazel Dell Parkway entrance as set forth in the Riverview
Medical Park PUD Ordinance No. Z-410-03, Section 10.3. It also addresses the signage area
allowed for this sign and for the entrance sign at 146111 Street.
Our first request is that the ground monument entrance sign at Hazel Dell Parkway be
constructed adjacent to the old right-of-way, which is 27 feet from the entrance. Construction
conforming to the 10 foot setback from the new right-of-way would result in the sign being 52
feet from the entrance.
(j The design of the entrance sign will be such that it could be moved, at our expense, if required in
the future for expansion of Hazel Dell Parkway or for access to the right-of-way. Positioning the
sign adjacent to the old right-of-way will be more conducive to easy readability for vehicular
traffic and for patrons trying to locate the Health Park and its tenants.
Our second request is that the square footage permitted for the ground monument entrance signs
at the 146111 Street entrance and the Hazel Dell Parkway entrance be increased to allow for the
inclusion of the Riverview logo. This would increase the signage area from the PUD Ordinance
specified 30 square feet to a maximum of32 square feet.
We feel the inclusion of the Riverview logo will be helpful to patrons in locating the Health Park
and its tenants. This would also allow the four (4) tenant panels to be sized for easier readability
to vehicular traffic approaching the complex from both 146111 Street and Hazel Dell Parkway.
