6h. Greyhound Commons monument sign
The applicant seeks the following development standards variance approval:
Docket No. 07050029 DSV PUD Z-344 One Ground Sign Permitted
The site is located at US 31 North and l46th Street. and is zoned PUD/Planned Unit Development.

General Info: This petition is
requesting the installation of a
monument sign, along US 31,
for Greyhound Commons.
The sign would be similar to
a sign existing at the site, and
would measure 9.8 feet by 12
feet, or 117.6 square feet.
The base would be brick, the
sign area would provide room
for four tenant signs, and it
would be internally
illuminated.
Analysis: There are no other
signs comparable to the
proposed sign along this
section of US 31. Most 0 f the
buildings themselves, and
their wall signs, are visible
from US 31 as one
Findings of Fact:
1. The approval of this variance will be injurious to the public health, safety, morals, and
general welfare of the community because: there are currently no signs of this type along this
section of US 31, and the sign would not be immediately adjacent to or indicate where access to
the site is.
2. The use and value of the area adjacent to the property included in the variance will be
affected in a substantially adverse manner because: there are currently no signs of this type
along this section of US 31, and the sign would not be immediately adjacent to or indicate where
access to the site is.
3. The strict application of the terms of the Zoning Ordinance to the property will not result in
practical difficulties in the use of the property because: there are other placement options for
the sign, which would enhance visibility of existing and potential businesses and provide passers-
by with a clearer indication of access to the site.
Recommendation: The Dept. of Community Services recommends negative consideration of Docket
No. 07050029 after all questions/concerns are addressed.
