Docket No. 05080042 ADLS Amend: Covenant Commercial Buildings The applicant seeks site plan and building approval for 2 buildings. The site is located at 611 & 621 N Range Line Rd and is zoned B-5/Business within the Old Town Overlay- Character Sub-area. Filed by Adam DeHart of Keeler-Webb Assoc. for Eric Snedecker. The applicant seeks approval to convert 2 residential structures into commercial office buildings, associated site design, and signage. The public hearing for this item was held at the October 18th Plan Commission meeting. No one spoke in opposition to the project. At the meeting the Development Plan for the site was approved (7-3). The ADLS review was sent to this committee for further review. Please see the informational packet prepared by the applicant for an overview of the project There are numerous outstanding issues that need to be resolved with this petition. They are as follows: 1. Petitioner has yet to provide a revised landscape plan that addresses all the comments of the Urban Forester. These revisions were requested Sept. 19. 2. As per the Department of Engineering the site plan must be revised to show the following: a. Location and details of on-site drainage detention. b. If the existing concrete sidewalk along Rangeline Road does not include ADA ramps at the curb cuts they must be installed; ramps must be indicated on the plan. c. As per the Thoroughfare Plan, the required half right of way of Rangeline Road is 45 feet. This must be indicated and labeled on the site plan. Please verify that the existing right of way width is compliant or dedicate what is required. d. There is a history of drainage problems in the ditch to the east. Please clear this ditch of debris and vegetation at the direction of the Hamilton County Surveyor's Office. The committee requested the following items be presented at this meeting: 1. Details of how the garage alteration would be completed. 2. Material and color samples for any exterior modifications. The Department recommends that the Special Studies Committee continue the request to the December 6th meeting to allow petitioner to resolve outstanding items and submit revisions for staff review. Note: The item only requires approval by committee.
