CARMEL PLAN COMMISSION
SPECIAL STUDIES COMMITTEE
DEPARTMENT REPORT
June 28, 2007
8. Docket No. 07060020 ADLS Amend: Orchard Park Subdivision - Signage
The applicant seeks approval for three new entrance signs.
The sites are located at 1401 E 106th St., 1525 E 106th St. and 10406 Westfield Blvd.
It is zoned S-2. Filed by Lori Strong of the Orchard Park Civic Association.
The applicant is requesting ADLS Amendment approval for three new residential subdivision
entrance ground signs. The ground signs will be five feet in height, and each sign will be 18 sq.
ft. in area (3' x 6'). The ground signs are required to be landscaped at their bases, in an area equal
to the sign size. The petitioner should provide a landscape plan for each sign base. The signs
will be lit with solar light fixtures that are ground mounted. The Dept. is concerned about the
"Private Property" attachment to the bottom of the sign. We ask that the petitioner clarify the
need for the sign in view of the public school that is located within the subdivision.
Please refer to your information packet for further detail.
Note: This item only requires approval by this committee.
The Department of Community Services recommends that the Special Studies Committee
approve the request after all comments and concerns have been addressed.
