Variance approval from the BZA will be needed for total number of signs. If you reduce your number of signs by 1, then a variance will not be required. Perhaps a ,directional sign would be better out by the road: it would be considered an exempt sign if it is 3 sq ft in area and 3 ft tall. The monument sign is not permitted if it is off-premise. A variance approval will be needed for that. Cabinet signs (a solid plastic sign face) may not be looked upon favorably the plan commission; perhaps additional landscaping on-site could be the compromise to having a cabinet sign. Please provide building elevations that are easier to read or larger in size. Also, mark where the fence boundaries will be on the site plan that is more legible. In the info packets, please provide a short narrative as to what exactly is being amended on the site. Include all exterior changes, even if it is changing the building color, or paving a parking area. Thanks!
