Procedure for Plan Commission
For Business Zones~ U.S. 31 Meridian Street Corridor, U.S. 431 Keystone Avenue Corridor
and the U.S.421 Michigan Road Corridor
1. Allow plenty of time for review and approval process (approximately .two (2)
months).
2. Discuss proposed project with DOCS staff (please call for an appointment to discuss
review procedure and appropriate dates) first week of the month, works the best to
begin a project.
3. INFORMATION NEEDED for formal DOCS staff and Plan Commission review:
a. Two copies of formal application with required information
b. Two copies of legal description
c. Two location maps showing location of subject site, zoning and existing land
uses of all adjacent properties.
d. Two copies of a detailed site development plan showing:
1) Detailed drainage plan with drainage calculations. If project is in Clay
Township, take to Kent Ward, County Surveyor (776-9626) and John South,
U.S. Soil Conservation Service (773-1406). If project is in City of Carmel,
discuss with Kate Boyle, City Engineer at 571-2441..
2) Lighting plan

Planning and Zoning Committee Members,
The challenge for Auto Outfitters at our Michigan Rd location is two fold. First the
building itself creates a couple issues. It sets far enough off the road (150 ft) to make it
difficult for people passing by at a common speed to see our building. Additionally, the
building being set at an angle to the street makes it difficult to get a clear view of signage
depending on the direction being traveled. Secondly, plans are being made to sublet part
of the building making it a multi-tenant building with up to four businesses in need of
slgnage.
Attached is the building layout that indicates the space being proposed for the four
separate companies.
We are proposing an awning to be placed on the southeast wall facing Michigan Road.
Vinyl graphics would then be placed on the awning for the front facing signage. There
would be two or three businesses occupying space along that frontage.
On the southwest facing wall (Northwestern Drive), we are requesting approval for wall
signs for three businesses occupying space on that frontage.
On the northeast facing wall (facing Michigan Road), we are requesting approval for wall
signs for three businesses occupying space on that frontage.
The growth and development has been tremendous along the Michigan Road corridor,
although the buildup and increased traffic has made it more difficult for customers to find
our building. With the signage being requested, Auto Outfitters and the companies
occupying the building with us will have more success and make stronger contributions
to the Carmel economy.
