The applicant seeks the following development standards variance approval:
Docket No. 07060010 V Section 29.c.09 (e) Building fa~ade breaks
The site is located at 4400-4500 Weston Pointe Drive and is zoned B2/Commercial and office uses.

General Info: The petitioner is requesting to build a
retail commercial building, measuring 117 feet by 71 feet,
in the Weston Pointe complex. The building would be an
outlot of the complex, and would serve multiple tenants.
The overall design of the building would be similar to
those already constructed in Weston Pointe.
Analysis: The site is located within the Michigan
Road/US 421 Overlay, which requires an 8-foot relief
every 60 feet of a building's fa~ade, for buildings that are
over 90 feet long. As the proposed building is 117 feet
long, it would have two 8-foot deep breaks. As the
_ building measures 27 feet longer than the minimum
required for such breaks, the petitioner is proposing instead six fa~ade breaks, varying from
approximately three feet to five feet in depth. These breaks would correspond with the spaces for the
anticipated tenants, and would provide a more balanced appearance than two larger breaks. While the
building would not meet the requirements of the Overlay, it would provide a similar appearance to other
buildings in its complex with regards to materials, height, and overall design.
Findings of Fact: Building fa~ade breaks
1. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: the proposed reduction in depth, and increase in
number, of fa~ade breaks represents a minor deviation from the Michigan RoadlUS 421 Overlay,
and will create a building similar in appearance to buildings existing at the site.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the proposed reduction in depth, and
increase in number, of fa~ade breaks represents a minor deviation from the Michigan RoadlUS
421 Overlay, and will create a building similar in appearance to buildings existing at the site.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: constructing the building with the
required breaks could create an unbalanced fa~ade.
Recommendation: The Dept. of Community Services recommends positive consideration of Docket
No. 07060010 V after all questions/concerns are addressed.
