Meridian Music - Signs The applicant seeks the following development standards variance approval: Docket No. 07060013 V Section 25.07.02-14 Wall signs in Providence Old Meridian Docket No. 07060018 V Section 25.07.02-14 Number of signs permitted Docket No. 07060009 V Section 25.07.02-14 Exceeds square footage of permitted signs The site is located 12725 Old Meridian Street and is zoned OMN/Old Meridian Village Filed by Fred Simmons, AlA of Simmons Architects for Jam Musical Properties, LLC. "..". General Info: The petitioner requests variance approval to replace existing awnings, which do not have signs on them, with awnings that would have the business name and logo. The site is within the Old Meridian District. Analysis: The site is a two-story, single-tenant building. Currently, the site has one, 20-square foot projecting sign, visible from Old Meridian Street. The petitioner is proposing replacing existing awnings with similar awnings, except that every other awning would have the business name and logo on it, for a total of five signs. The building adjacent to the south is a multistory, multitenant building. Its tenants have signs placed on every other awning. The building is permitted to have up to forty-five square feet of sign area; the proposed square footage for all five proposed signs is 88.75. If there were more than one tenant occupying the building, based on its length of approximately 105 feet, up to 90 square feet of signage would be permitted. The request is in keeping with the signage established by the adjacent building. In addition, the building is accessed both from its south and north facades, as is the adjacent building. However, awnings installed at the site, if approved, should be similar in design and size to those on the adjacent building. Findings of Fact: Awning signage . 1. The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: the proposed signs are in keeping with signs on an existing, adjacent building, and will help visibility. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: the proposed signs are in keeping with signs on an existing, adjacent building, and will help visibility. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the awning design and signage would be inconsistent within this development, and visibility of the business could be hindered. Recommendation: The Dept. of Community Services recommends positive consideration of Docket Nos. 07060013 V, 07060018 V and 07060009 V after all questions/concerns are addressed.
