The grant of this variance will not be contrary to the public interest, due to the existence of special condition(s) such that enforcement of the zoning ordinance will result in unnecessary hardship because: the proposed use is compatible with the surrounding area and an appropriate reuse of the existing building. No exterior physical alterations will be made to the building. 2. The grant of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: the proposed use is compatible with the surrounding area and an appropriate reuse of the existing building. No exterior physical alterations will be made to the building. No injury will result from approval of this req uest. 3. (Technology Center Associates II, LLC) respectfully requests this use variance to allow Midwest Academy, Inc. ("Midwest Academy") to operate a secondary education school in its office flex building located on the southeast corner of City Center Drive and Congressional Boulevard within the Carmel Science and Technology Park (see Tab 4). This building is a. 62,425 square foot multi-tenant single-story office building that is currently vacant after One Call Communications terminated operations in 2006. A lease has been signed for an operations center for a bank that will occupy a portion of the building. The other uses within the building are not known at this time. Other office and office-flex users are expected to occupy the remainder of the building. Midwest Academy is proposed to utilize 10,787 square feet of the building's 62,425 square feet (see Tab 5) on the southeast corner of the building. The school will include twelve (12) classrooms and a multi- purpose room for lunch and gatherings. Midwest Academy estimates approximately ninety (90) students (including middle and high school age) for the upcoming school year with nine (9) teachers. No exterior alterations are planned for the building and the interior construction work will be minor. The approval of this request will allow the occupancy of an otherwise vacant building.
