On August 22, a site assessment was conducted with Mr. Robert Barbato of RPB Custom Homes, Inc. whereby observations were made and he explained the underlying causes for the basement flooding and the black mold growth noticed on a 15' X 4' drywall board stored on the ground floor level. He also gave answer to the remedial action steps he planned to undertake. Because someone had unplugged the sump pump, the basement flooded. Mr. Barbato is going to cut out the bottom 2-3 ft. of wet insulation in all the outside and inside basement walls, power wash the concrete floor, and dry out and treat with Kilz product any and all affected wood. Additionally, the yard was graded up for better drainage and all windows were caulked. The black mold growth was due to moisture intrusion from a leaking roof vent. Mr. Barbato intends to immediately make the appropriate repairs and discard the lOp drywall board in question. No air testing is necessary at this time. Re: Mold Inspection Mr. William Crider of The Mold Removers LLC, inspected the home at the above address today. Mr. Crider advised me that there was no mold in the basement where the water had been. There is some light mold on some of the wood in the basement that appears to have come in on the material. EPA guidelines state that if there is less than 100 continuous square feet of mold, that a professional mold remediation company is not needed The owner can deal with this issue by scrubbing the effected area with a bleach water solution. There is also mold on the top pieces of drywall that are stacked on the first floor These top pieces need to be discarded. I am double certified by The Medical University of S.C indoor air quality school. I am presently out of town until 9-1N)6 so if proof of these certificates is required, I can do so on Monday.
