RE: Guilford Condos
Guilford Ave.
Carmel, IN
Dear Dave:
This is in response to your reque~t th~t I address several of the
items contained in the inspection memo from James A. OChs, dated
June 16, 2006 (Subject: 05100119, 70-120 Guilford)regarding the
above referenced project.
Based on our site visit on June 20, 2006 and subsequent drawing
review and st~uctural analysis and my return visit earlier tOday,
the following are my responses to 1ssues addressed in item 4 of
l' Ochs memo:
~~. The framing fo~ the gable end truss were found to have been
modified to include horizontal ~outri ersH between the
bottom chord of the 9 e ~russ aD the bottom chord of the
nearest adjacent roof truss. These consist of 2x4's spaced
at approximately 16n on center. The ends of the outrigger~
are attached to continuous 2x4's'run parallel to and nailed
to the bottom chords of the gable and interior roof tru8S~.
The outriggerS cross over an ear 'rectly over t e x
wall below. In a4dition. 2x4 diagonals have been run from
each of the verticals of the gable truss downward to the top
plate assembly to transfer load to the stud wall below. The
2xl2 plate that sits on the 2x4 wall top plates has 1/4"x6"
lag screws attaching it through the 2x4 top plates into the
studs and the 2x12 has metal straps anchoring its inside
edge to the studs.
~aSed on my review, it 15 my opinion that the gable end wall
is now adequately attacned and suppo~ted.
I

As discussed on site, the engineer of record who performed
a~d certified the original truss design is to be contacted
and is to determine if the notched top chord requires any
reinforcement.
The floor truss that had the top chord cut out for a
plumbing line has been repaired with the installation of a
full depth wood panel gusset. It is my opinion that the
repair is adequate.
The garage door header is to be modified to include wood
panel sheathing on the interior, extending from the bottom
of the LVL header to the top of the double plate which is
approximately 25" above the bottom of the LVL. The
sheathing is to be attached to each of the plates, each of
the cripple studs and the LVL header with 8d naIls spaced at
1~1/2" o.c. The exterior wood panel sheathing is to also
receive additional nailing. The result will be a box be~
whose depth will be from the top plates to the top of door
opening.
4e.
The exterior balcony, as shown on the drawinqa, was checked
for the code prescribed loads. The 3-1/2"xll~1/4" PSL
joists spanning approximately Z4~eet ana $paced at 16"
o.c., the 3-1/2uxll~1/4" gi~ders spanning approximately 6
feet pe~endicular to the wall and the 4"x4" exterior posts
were all determin he de a lied
T e ramer was advised that the gir er en s
adjoining the building wall should be supported by three
wall studs.
Hopefully this provides the information
