townhouses as an extension of the
common walt, per code.
3. A townhouse is a single.family
dwelling unit constructed in a group of
three or more attached units separated
by property lines in which each unit
extends from foundation to roof and with
open space on at least two sides.
4. Exterior walls with a fire separation
distance less tha 3 feet shall have not
less than a one-hour fire-resistive
rating with exposure from both sides.
5. Garages shall be separated from the
residence and its attic areas by a smoke
separation of not less than 1/2.inch
gypsum board applied to the garage side.
Garages beneath habitable rooms shall be
separated from all habitable rooms above
by not less than 5/8 inch Type X gypsum
board or equivalent. The structure
supporting the separation shall be
protected by not less than 1/2 inch
gypsum board or equivalent, per code.
6. Every sleeping room shall have at
least one openable window or exterior
door that meets the minimum area and
dimension requirements as specified per
code.
7. Townhouses shall be separated by
fjre~resistive rated wall assembly per
code.
8. Each individual townhouses shall be
structurally independent, per code.
g. Townhouse common walls shall be
continuous from the foundation to the
underside of the roof sheathing, deck,
or slab, and shall extend the full
length of the common wall, per code.

The building & Sewer Shall be pve sewer pipe meeting ASTM specifications 3034 SDR 35 of latest revision; or vitrified clay pipe, meeting
ASTM specifications C-700 for extra strength clay pipe of latest revision unless other materials are hereby permitted in \\Titing. The sewer
shall be installed in accordance with ASTM 2321 for pvc pipe and the Uniform Plumbing Code for the State of Indiana. All installations shall be
in strict compliance with pertinent City of Carmel ordinances. Back Water check valves shall be installed in accordance with City Code Scetion
9-122(a), and sections P3008. I and .2 of the International Residential Code. All building sewers shall be 6" diameter.
All installations shall be "oDen trench" insoeeted and unmoved bv the Carmel Sewer Denartment before anv backfillinl! is done. Non-
compliance may result in digging up the sewer installation and/or denial of future sewer permits and/or denial of water connections.
No footing or foundation drains or other sourccs of ground watcr or storm water shall be permitted to enter the public sewer.
Sewer insnections should be reauested at (3 17) 571-2648 one to four hours in advance.
No inspections or installations will be made on Saturday or Sunday or holidays unless arrangements are made at least 24 hours in advance. All
plumbers or contractors installing sewer (or water) lines shaH have a plumbers bond posted \vith the CITY ENGINEER'S OFFICE. If any street
