The applicant seeks arproval to plat a 6-lot residential subdivision. The site is located on
the north side of l16t Street, Y2 mile west of Gray Road. The site is zoned R-
l/Residence. The petitioner also seeks approval ofthe following Subdivision Waivers:
70-02a SW sea 8.9.1 sidewalks
70-02b SW SCO 6.5.7 orientation of home

The applicant is proposing a 6-lot subdivision. The site is located on the north side of 1 16th
Street, ~ mile west of Gray Road. Please see the informational packet provided prior to last
months Public Hearing to view the layout of the site.
The applicant is now proposing two subdivision waivers. One is to eliminate the requirement to
install sidewalk on the east side of the interior roadway.
A Public Hearing must be held on the second waiver request on August 20th. It involves the
orientation of the home on the lot. Section 6.5.7 of the SCO requires that dwellings face the
adjacent arterial roadway, this being 1 16th Street. The applicant would like the home on this lot
to face the proposed Carriage Lane. The Department is in support of both waiver requests.
The Urban Forester has requested additional information with regard to tree preservation efforts
proposed for the site to meet the Buffer Yard requirements. The applicant should meet with
Scott Brewer to resolve this issue prior to Secondary Plat approval.
The Subdivision Committee forwards all three items, both the waivers and the Primary Plat, with
favorable recommendations.
The Department recommends that the Plan Commission approve subdivision waiver
request 70-02b SW (orientation of home) after the public hearing. Voting on the waiver
will require a suspension of the rules of procedure. Pending a favorable vote on this
subdivision waiver request the Department would recommend that the Plan Commission
then approve waiver request 70-02a SW (sidewalk) and the primary plat request, as
amended.
Note: The Department recommends that the Commission act on both the Waiver Request (under
Public Hearings) and the Primary Plat (under Old Business) at the same time as opposed to
waiting for the old business item as listed under agenda. This would only require a reordering of
the agenda that could occur prior to hearing the waiver request.
Additional Note: As Subdivision Waivers and a Primary Plat, written findings are required for
action on these items. The applicant should provide these at the meeting.
