DEPARTMENT REPORT
August 6, 2002
1. Docket No. 70-02 PP; Williams Ridge Subdivision
The applicant seeks arproval to plat a 6-10t residential subdivision. The site is located on
the north side of 116t Street, ~ mile west of Gray Road. The site is zoned R-
l/Residence. The petitioner also seeks approval of the following Subdivision Waivers:
70-02a SW sea 8.9.1 sidewalks
70-02b SW sca 6.5.7 orientation of home

The applicant is proposing a 6-10t subdivision. The site is located on the north side of 116th
Street, ~ mile west of Gray Road. Please see the informational packet provided by the applicant
to view the layout of the site.
The applicant is proposing one subdivision waiver to eliminate the requirement to install
sidewalk on the east side ofthe interior roadway. There are no lots proposed along this side of
the road. They indicate that this will allow them to preserve additional trees in the area. The
Department is in support ofthe waiver request.
The applicant has filed a second waiver request the a Public Hearing will be held on August 20th
in front of the Plan Commission. It involves the orientation ofthe home on the lot. Section 6.5.7
of the sca requires that dwellings face the adjacent arterial roadway, this being 116th Street.
The applicant would like the home on this lot to face the proposed street.
The Urban Forester has requested additional information with regard to tree preservation efforts
proposed for the site to meet the Buffer Yard requirements. The applicant should meet with
Scott Brewer to resolve this issue.
The Department recommends that this item be forwarded to the full Plan Commission with
a favorable recommendation after all comments and concerns have been addressed.
