All required local permits and licenses must be obtained prior to beginning construction work. All construction work must be in full compliance with all applicable State rules. Any changes in the released plans andlor specifications must be filed with and released by this Office before any work is altered. This release may be suspended or revoked if it is determined to be issued in error. in violation of any rules of the Commission or if it is based on incorrect or insufficient information. Each individual townhouses shall be structurally independent in accordance with Section R317.2.4, IRC (675 lAC 14-4.3). Townhouse common walls shall be continuous from the foundation to the underside of the roof sheathing, deck, or slab, and shall extend the full length of the common wall in accordance with Section R317.2.1, IRC (675 lAC 14-4.3). Parapets shall be provided for townhouses as an extension of the common wall in accordance with Section R317.2.2, tRC (675 lAC 14-4.3). Attic access shall be in accordance with Section R807.1, IRC (675 lAC 14-4-3). Permitted openings between the garage and residence shall be equipped with solid wood, or solid or honeycomb core steel doors not less than 1-3/8 inches thick or 20-minute fire-rated doors in accordance with Section R309.1, IRC (675 lAC 14-4.3). Garages shall be separated from the residence and its attic areas by a smoke separation of not less than 1/2-inch gypsum board applied to the garage side. Garages beneath habitable rooms shall be separated from all habitable rooms above by not less. than 5/8 inch Type X gypsum board or equivalent. The structure supporting the separation shall also be protected by not less than 1/2 inch gypsum board or equivalent in accordance with Section R309.2, tRC (675 lAC 14-4.3).
