EXPLANATION OF SIGN VARIANCE REQUEST
Staley Signs, Inc., on behalf of Lauth Property Group is requesting a variance for the
number of allowed wall signs for North Meridian Medical Pavilion (NMMP) at 12188
North Meridian Street. The sign ordinance allows for (1) one sign per street elevation.
We are requesting (2) signs per elevation.
This development consists of (2) two buildings, 85,000 square feet each, on the West side
of Meridian Street, just South of Carmel Dri ve. Building A is complete and now home to
numerous medical practices. Building B is currently under construction. The buildings
have significant frontage on both Meridian 81. and Illinois to the West. The property is
zoned B-6 and consists of approximately 9 acres.
Upon the completion of Building A, the first tenants to have sign "rights" opted to
utilized the Meridian Street frontage for both signs. As the Illinois Street project neared
completion and additional large medical practices moved in, it became apparent that wall
signage on the West elevation would be vital for several reasons.

First, patient traffic into the NMMP will be corning from Illinois Street as much as the
Meridian Street Frontage Rd. Signage on both elevations will be important in allowing
the medical practices to direct and help patients identify the correct building. Building A
and B are twins, without distinct signage, it will be very difficult for patients to quickly
and safely locate the correct building and their doctor.
Next, Lauth has limited sign right to (4) four major tenants per building, (2) two per
elevation and to those practices that occupy in excess of 8,000 square feet. These
practices, in this competitive real estate market, have come to expect sign rights. It is
critical for the large practices that see a high volume of patients, to be easily identifiable.
Without this signage the doctors are disadvantaged from a patient friendly perspective
and a marketing perspective. lfthe patients don't know that the practice exists and where
it is, they practices will lose patients.
Please note that all signage is consistent in size and color. The sign specifications were
approved by the Special Studies Committee on September 4, 2007. The proposed
signage meets the sign ordinance size requirements.
