2h. Total Renal Care
The applicant seeks the following special use approval:
Docket No. 07070021 SU Appendix A: Use Table Dialysis medical clinic in
a retail commercial office building
The si te is located at 160-184 East Can11el Drive and is zoned B8/commercial retail.

General Info: The petitioner is requesting approval to use
5600 square feet in an existing retail and office center for a
dialysis medical clinic. Parking would be provided on-site
within the existing parking lot, and there would be no
exterior changes beyond sign installation.
Analysis: While the use is permitted in the B8 District, it
requires the grant of a Special Use. Other uses in the
building include a pet funeral home with crematory facilities
and two restaurants. A dialysis clinic is similar in terms of
intensity of use as other office and medical uses, and would
not have a negative impact on adjacent uses.
Findings of Fact: Special Use
1. The premise in question is particularly physically suitable for the proposed Special Use
because: there are similar uses adjacent to the site, and no external improvements will need to be made.
2. The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit
to the community and its anticipated effect on surrounding property values because: there are
similar uses adjacent to the site, and no external improvements will need to be made.
3. The Special Use will be consistent with social/neighborhood factors, such as compatibility
with existing uses and those permitted under CUl'rent zoning in the vicinity of the premises under
consideration and how the proposed Special Use will affect neighborhood integrity because: there
are similar lIses adjacent to the site, and no external improvements will need to be made. The site is well-
buffered from adjacent residential uses to the north.
4. The Special Use will not injuriously or adversely affect the adequacy and availability of
water, sewage and storm drainage facilities and police and fire protection because: the site and all its
infrastructure is already in place. No external improvements will need to be made.
s. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the
premises upon which the Special Use is proposed because: the proposed use will not generate a great
deal of traffic, and the site has full vehjcular and pedestrian access.
6. The Board has reviewed the requirements of Ordinance Z-160, Section 21.03 (1-26) as they
relate to this Special Use, and does not find that those criteria prevent the granting of the Special
Use: the proposed dialysis clinic meets with all criteria.
Recommendation: The Dcpt. of Community Services recommends positive consideration of Docket
No. 07070021 SU after all questions/concerns are addressed.
