The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because the proposed additional tenant wall sign that is the subject of the variance request would not be illuminated and would only be one (1) additional wall sign on the building far;.ade. As a result, the granting of this variance will not be injurious to the public health, safety, morals and general welfare of the community. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because the variance applies to the placement of only one (1) additional tenant wall sign on the building fayade and the underlying zoning is B-1 Business, which permits the proposed use of an office building. The proposed building is patt of an overall office park development, and, as a result, the granting of the variance would not have an adverse impact on the area adjacent to the property. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property due to the fact that Petitioner will be prevented from utilizing an additional tenant wall sign on the building fayade, which would be an appropriate location and is designed to provide notice of the tenant's business location to its customers. DECISION IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Variance Docket No. 07070026V is granted, granted subject to any conditions stated in the minutes of this Board which are incorporated herein by reference and made a part hereof.
