10. House Investments Capital Markets X, LLC - Signage
The applicant seeks the following development standards variance approval:

The site is located at 10250 N. Illinois St. and is zoned B I/Business.

General Info: The applicant is seeking approval for
one additional ground sign and for signs to be oriented
north, away from Illinois St. For a multi tenant ground
floor building, each tenant is allowed one sign per
frontage. House Investments only fronts Illinois Street,
and the applicant feels a ground sign near the road is
needed for greater visibility, due to the tenant signage not
facing the road.
Analysis:
The department feels that an additional sign near Illinois
Street will be important for visitors of House Investments
to tind the building. The sign meets the size requirements
of the Sign Ordinance, as well as the wall signs.
Additionally, the wall signs will not be illuminated. This
will benefit the neighboring residents to the north.
Findings of Fact: Additional sign.
1.) The approval of this variance will not be injurious to the public health, safety, monds, and
general welfare of the community because: the proposed change in curb location would be
compatible with ongoing improvements to this intersection.
2.) The use and value of the area adjacent to the property included in the variance will be not
affected in a substantially adverse manner because: the proposed change in curb location
would be compatible with ongoing improvements to this intersection.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in a
hardship in the use of the property because: the project could not continue to evolve in the best
way possible.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 07060026 V after
all concerns have been addressed.
