The applicant seeks the following development standards variance approval:
Docket No. 07070061 V Section 25.07.02-08 Wall sign larger than permitted.
Docket No. 07070062 V Section 25.07.02-08 Wall sign larger than permitted.
Docket No. 07070063 V Section 25.07.02-08 Wall sign larger than permitted.
Docket No. 07070064 V Section 25.07 .02-08 Wall sign larger than permitted.
Docket No. 07070065 V Section 25.07.02-08 Wall sign larger than permitted.
The site is located on at 10330 N. Meridian St. located in Meridian at 465, and is zoned B-l/Light
commercial and office use.

General Info: The applicant is seeking approval of
five signs that are larger in square footage than
permitted by the Sign Ordinance and a previous
Variance. The site is a four sided building. The signs in
question are located above entrances (3) and on the
building fa<;ade (2).
Analysis: The signs above each of the entrances to
the building were previously granted 18 sq. fl. The
applicant is asking for 51.5 sq. 1'1. This large increase is
due to the height of the applicant's logo. If the logo
was not as large as it is, the sign would be 18.22 sq. ft.,
al most in complete compliance with the previous
approval. The same analysis is used [or the wall signs
located on the north and east elevations of the building.
Both signs are asking for 143 sq. ft. Only 95 sq. ft. is
allowed on the north elevation and 75 sq. ft. on the east
elevation. Again, if the logo was not as large as it is, these signs would only be about 50 sq. f1. in size.
Findings of Fact: Size of signs
I. The approval of this variance will not be injurious to the public health, safety, morals, and
general welfare of the community because: The proposed wall sign that is the subject of the
variance request would be prop0l1ionate to the building fa~ade upon which it will be constructed
and has been designed to provide proper and adequate notice of the Applicant's business location.
2. The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: The proposed wall sign that is the subject
of the variance request is proportionate to the building fa<;ade upon which it will be constmcted
and has been designed to provide proper and adequate notice of the Applicant's business location.
Further, the building itself is within an overall office park that contains many other buildings and
offices and is not immediately adjacent to any residential homes.
3. The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the Applicant will be prevented from
utilizing a wall sign on the building fa<:;ade which is proportionate to the building fa~ade upon
which it will be constructed and has been designed to provide notice of the Applicant's business
location to its customers.
Recommendation: The Dept. of Community Services recommends positive consideration of Docket
Nos. 07070061 V - 07070065 V after all questionsJconcerns are addressed.
