Petitioner requests the following variances of development standards:
Section 208.05.05 A.(2) - Permitted Uses: to allow drive-through facilities for a proposed financial institution to be

Section 20G.05.05 B.(1 )(2) - Building Height: to allow buildings within the development per the approved development
plan to have only one occupiable floor, while still maintaining the minimum twenty-eight (28) foot building height. ~1I/.11ti'tl1.W
Section 208.05.05 B.(2)(2) - Front Setback: to reduce the minimum twenty (20) foot setback to ten (10) feet from

FINDINGS OF FACT - DEVELOPMENT STANDARDS VARIANCE
1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
these development standards variances will promote and allow for the redevelopment of a key parcel at the
entrance to the Old Meridian District.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
these development standards variances will allow for redevelopment of a small but key parcel of the Old Meridian
District which will enhance the use and the value of the adjacent properties.
3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the
use of the property because:
the site is relativelv small in size and narrow. As such. these variances are necessary to allow for the
redevelopment of this site consistent with the intent of the Old Meridian District and the Comprehensive Plan.
DECISION
IT IS THEREFORE the decision of the Carmel/Clay Board of Zoning Appeals that Development Standards Variance
Docket No. is granted, subject to any conditions stated in the minutes of this
Board, which are incorporated herein by reference and made a part hereof.
