The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: these development standards variances will promote and allow for the redevelopment of a key parcel at the entrance to the Old Meridian District. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: these development standards variances will allow for redevelopment of a small but key parcel of the Old Meridian District which will enhance the use and the value of the adjacent properties. 3. The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the site is relativelv small in size and narrow. As such. these variances are necessary to allow for the redevelopment of this site consistent with the intent of the Old Meridian District and the Comprehensive Plan.
